1 SWRDA appear willing to fund Stage 2 (Stage 1 being land acquisition) which will require securing an outline planning permission and securing a development partner. Stage 3 i.e. site infrastructure works or assistance in funding key elements will only follow if Stage 2 is completed. Therefore agreed outcomes at this stage are an outline planning permission and development partner agreement(s).
2 At the time of writing, the method of procurement for professional services is not agreed. It is likely however that SWRDA will require a tender process that involves advertising for professional services in the Official Journal of the European Community (OJEC) which in itself could take up to 6 months.
3 Dependent upon the requirements for consultation and the resources available to the Local Planning Authority.
4 This is a decision taken independently of the design process which is not within the gift of The NRR Company to decide. A estimate of three months is considered reasonable given the Company will ensure that the Local Planning Authority is provided with adequate information upon which to base its decision.
5 In preparation of the Outline planning application, financial appraisal of the proposals will be undertaken. These will be confirmed upon conclusion of agreement with the Development Partner(s).
6 This date will depend on many factors including the market conditions and whether the Company has one or more development partners.
7 Latest guidance from Government on major applications
7 This will depend on whether any infrastructure works need to be completed by the public sector in order for the development partner to proceed to develop parcels of land. If they do, e.g. The Company needs to provide road access, this will need to be done with additional SWRDA support and a separate application for funding process will be required.
8 This will be dependent on the development partners, market conditions, and the amount of facilitating development that would need to occur.
